Wall Removals and New Openings

Opening up a kitchen and dining room, or widening a doorway? If the wall carries load, Building Control will need calculations and a beam design before work starts. We provide both.

Is the Wall Load-Bearing?

It isn't always obvious. Internal walls can carry floor joists, the roof, or another wall upstairs. At the site visit we check what the wall is supporting, then design for those loads.

What You Get

  • Site visit where needed
  • Structural calculations
  • Drawings your builder can price and build from
  • Ready for a full plans Building Control application
  • Answers to Building Control queries on our designs
  • Fixed fee agreed upfront

Typical Structural Elements

  • The beam: steel, timber or engineered timber, depending on the span and loads
  • Bearings and padstones at each end

Before Work Starts

Your builder is responsible for temporary support (propping) while the wall comes out. If the wall is shared with a neighbour, you may need to serve notice under the Party Wall etc. Act 1996.

Common Questions

Do I need Building Control approval to remove a wall?

Yes, if the wall is load-bearing. Removing or altering it is classed as building work under the Building Regulations, so it needs approval. Our calculations and drawings support that application.

How long does it take?

Usually about a week from the site visit, once we have all the information we need. If the wall removal is part of a larger project, we'll agree a delivery timeframe in your quote.

Can you size the beam from photos?

Photos and plans help us quote. We usually need to visit to confirm what the wall is carrying before we design the beam.
